The minimum stay varies depending on the property. For most properties, the minimum stay is 2 months.

Some owners classify a short-term rental as being less than a few months, typically between 2 and 6 months. For a short-term rental, there is an extra fee of $15 per week per person. Long-term rentals have no extra fee.

Once we receive the applications, we will check whether all the required details and documents are correct.

Afterward, we will process all the applications and the best applications are sent to the property owner for approval. Then, an applicant will be selected by the owner and will receive the contract.

Due to a higher number of applications and the process of selecting the best application, it can take up to 7 days to process the application to confirm the new tenant.
Most of the accommodations do provide parking spaces for motorbikes and cars.

However, parking is limited. Some are free of charge and some are charged depending on the property. Please check with us if parking is available in the property  you are interested.
All our properties have unlimited Wi-Fi. Speed varies depending on the property.
Yes, we conduct inspections of 1 or 2 open homes for prospective tenants to visit the property and depending on applicants’ requirements. We schedule an inspection with the prospective tenants 10 days before the property is available for rent.

However, if the prospective tenants miss the inspections or the time scheduled for the inspection doesn’t suit the prospective tenants, they can refer to our property YouTube videos and pictures.
No, additional costs won’t be charged for submitting the applications, inspections and processing the applications before renting a property.

After signing the contract only, new tenants should pay two weeks of rent to finalise the booking.

This deposit is called Holding Deposit. It is also your 2 first week rent in the property. So, when you move in, your 2 first weeks are already paid. Bond amount must be paid before the check in.

When you find your desired room, please contact us. We have several contact options, such as WhatsApp, Facebook Messenger, Phone and Email. We will send you the contract to be filled and signed. Additionally, we require two (2) weeks of rent in advance to book the room/bed for you. When you send the contract and the receipt of payment, the room/bed will be booked for you.

Please note that, even you paying 2 weeks of rent in advance, this 2 weeks will only start to be accounted for from the starting date of your tenancy. This mean, when you move in, you have already paid for 2 weeks of rent.

A rental bond is money paid by the tenant at the start of a tenancy agreement. It is used as financial protection for the lessor in case the tenant breaches the terms of the agreement. A bond is sometimes referred to by other names such as a security deposit, linen deposit, key (or security card) deposit or pet bond. However, if it is money paid as protection over the property and its inclusions that is not rent – then it is a rental bond. It is paid in addition to rent or rent in advance.

Please check the advertisement of the room you are interested in. The amount required will be described there.

The bond can be paid on the day you moving in or before.

We accept different forms of payment.

  • For people that are in Australia:
    • The most desirable way is bank transfer or deposit in account using an ATM. The bank details are on the contract.
 
  • For people that are overseas:
    • Bank transfer is also available using the account details on the first page of the contract.
    • We also accept credit cards. We use Stripe to charge via credit card. Some fees may be applied.

One of our customers assistants will be at the property to welcome you. You will received a set of keys, the entry condition report and an information booklet. Our customer assistant will give you information about the property, near by shops and public transport.

 

This document reports the condition of your rental property before moving in. This is the most important document to avoid unexpected cost when vacating the property.

By paying attention to detail and filling out the report properly, you can ensure the end of your tenancy will be easily managed.
The agent will provide you with a hard-copy of the document prior to your tenancy. You can complete and either scan and email or deliver it to our office.

We do monthly inspections to make sure everything is running smoothly.

We have an open communication channel with our tenants. Always prompt to help.

YES. The property will be inspected approximately every month. Information relating to the inspection and notice of entry will be sent out a minimum of 2 days prior to your email addresses.
On the day, we will be inspecting the premises to ensure the property is being well maintained and cleaned and to identify any repairs or maintenance that need to be addressed.

If it is an emergency repaid (described on page 5 of your Tenant Booklet), please contact us immediately on the emergency number provide on the page 4 of your Tenant Booklet.

If it is not an emergency repair, please send us an email and we will arrange the problem to be solved as soon as possible.

Unfortunately, as shared accommodation, we do not allow pets.

It helps to prevent undesirable smells and sickness, such as allergies, from the other tenants.

Yes, of course. It is your home. However, as a shared accommodation, we ask you to limit the access of guests to between 8am and 10pm. You are responsible for your guests inside the premises at all time.

Most of our properties are equipped with security keys. This means that they can not be copy unless by the authorised locksmith. It add extra security, but it also come at an expense. Those keys can cost up to $75 per key, depending on the building. So, please make sure you can not find them before ask for a new set.

We are providing key rings with the contact details of the company. We hope if someone find your lost key, they contact us saving you of any extra costs.

The costs of a new set of key will be invoice to you before we request the new set. You are required to return your key on the end of the tenancy.

You can move out at any time. You just need to find someone to replace you. Cozy Place understands that life is full of changes. We are happy to help and provide the flexibility that you need.

Cozy Place will provide support to you to find someone on the time frame you want. Normally takes about 2 weeks to find someone to take over you place.
